What Is Flashing & Why Is It A Common Cause Of Leaks?
Flashing
Although water can make its way into the chimney system through a number of entry points, flashing is one of the most common places for water intrusion. Flashing refers to the sheets of metal strategically layered at the meeting point of the roof and chimney.
Poor Installation
One of the leading causes of flashing failure is poor installation. In order to be effective, step and counter flashing should be strategically layered where the roof and chimney meet. Each layer should be smooth and free of dents or rivets, and very few screws should be used. Unfortunately, not everyone knows the proper flashing installation methods or takes the time to do the job right.
Animals/Wind/New Roof
Even if your flashing is properly installed, animals and strong winds can lift layers or create dents where water can pool and rust through. Additionally, when you have a new roof put on, your flashing can be damaged or lifted during the process.
Poor Materials
Another common cause of flashing failure is poor material choice. Although aluminum can serve your chimney system for some time, stainless steel is much more durable and will help keep your system dryer longer.
